IN THE HEART OF THE REGIONAL NATURE PARK AND MARINE RESERVE
The house is located in Capo Testa Regional Nature Park, a popular area in Sardinia for its tourist attractions and stunning surroundings. The site is renowned for its incredible panoramas, its creeks like "Cala Grande" and "Cala Spinosa", its granite rocks sculpted by the wind ("Valle della Luna") and its archaeological heritage (ancient Roman granite quarries).
The ecologically rich waters around Capo Testa have been part of a marine reserve (protected area of Capo Testa-Punta Falcone) since June 2017. 200 m from the house, you just need a snorkel and mask to discover the wonders of the Mediterranean flora and fauna in the limpid undersea water.
A COOL AND COMFORTABLE VILLA
The villa overlooks the sea and enjoys a sea breeze keeps it constantly cool. The living space is beautiful with all mod cons (washing machine, dishwasher, oven, freezer, etc.).
The house has two large terracotta tile terraces which, together, form an L shape and offer fantastic sea views. Bedroom n°1 also has a view of the sea.
The well-shaded garden is full of Mediterranean plants and perfumes: olive trees, strawberry trees, junipers, cork oaks, etc.
There is a charcoal barbecue and an electric barbecue in the special barbecue area. There is also a shaded parking area. Parasols are also available for our guests.

CLOSE TO MAGNIFICENT BEACHES & CREEKS
Rena Di Ponente beach is just 800 m away, and is very popular with holidaymakers for its gently sloping descent into the sea, its dazzling white sand and turquoise water. It has a water sports hire shop, bar, etc. The beach is especially suitable for families with young children.
The house is only 1100 m from the famous "Valle de la Luna", one of the most famous places in the north of Sardinia, accessible via a little pathway.
On the other side of the Capo Testa peninsula, you can get to Cala Spinosa and Zia Colomba.
If you have a car, you can visit dozens of nearby beaches and creeks that are often quite simply superb: Rena Majore, Cala piscina, Vignola, Rena Bianca, La Marmorata, Cala Balcaccia, Cala Macchia Mala, Valle del'Erica, Spiaggia del Liscia, etc.
The villa’s ideal location in the north of the island means you’ll be able to choose your beach according to the weather and your fancy. When the Mistral is blowing, for instance (north-west wind), you can enjoy the waves at Cala Piscina, or swim in the calm sea at Cala Balcaccia.

WINDSURF/KITE
Windsurf novices can rent equipment at Rena di Ponente beach (800 metres from the house).
Porto Pollo (20 minutes from the house) is one of the best windsurfing spots on the Mediterranean for beginners and experts alike (slalom/freestyle). There, you can find a beach specifically given over to kitesurfing. Lovely, gently sloping beach with equipment hire and sun loungers as well as windsurf/kite lessons. Very safe. Lively beach with evening entertainment, etc.
DIVING: Clubs in Santa Teresa Gallura, leave from the port (4km from the villa) and Palau.
BOAT HIRE: Rubber dinghy hire for the Maddalena islands reserve in Conca Verde (20-minute drive). Sail boat rentals in Santa Teresa Gallura.
EXCURSIONS/WALKS: Ferry to Bonifacio from Santa Teresa Gallura. Ferry to the National Park of the Maddalena Islands from Palau.

Horse-riding in Santa Teresa Gallura or around the creeks in Capo d'Orso. Scooter and cross-country bike hire in Porto Pollo. Many walks and hiking options in the area. Visits to the tombs of the Giants on the archaeological site of Coddu Vecchiu near Arzachena.
SANTA TERESA GALLURA
Santa Teresa di Gallura is just 4 km away. This small tourist town is very lively in summer. It has all the usual amenities for a town this size: restaurants, supermarkets, bars, night clubs, doctor, etc., as well as a large port where you can get a boat to the Maddalena islands (National Nature Park) or the ferry to Bonifacio.
A PLEASANT, MILD CLIMATE
The extreme north of the island has a cool, windy climate compared to the rest of Sardinia, as it’s close to the Strait of Bonifacio. July and August are pleasantly hot. Mid-season (April to June, September to November) is the ideal time for guests who prefer milder temperatures and large deserted beaches.
MISCELLANEOUS
The villa is located in the middle of the scrubland and is mainly for nature lovers. There is much wildlife and in the garden, you can find tortoises, rabbits, partridges and harmless grass snakes.
The toilet seats are a little chipped and need to be replaced.
It is a very quiet place and you will very often hear the sound of the birds and waves. However, depending on the circumstances, you will be able to hear the sound of the wind on the structure, the nearby chickens and roosters (often in the wild), the entertainment at the Cala Blu club (only in the evening with an easterly wind) located 1.25 miles away at the other end of the bay.

Le site est célèbre pour la beauté de ses panoramas, celle de ses criques comme "Cala Grande" et "Cala Spinosa" , ses roches granitiques sculptées par le vent "Valle della Luna", et son patrimoine archéologique (anciennes carrières de granit romaines).
Les eaux autour de Capo Testa, d'une grande richesse écologique, font partie d'une réserve marine (zone protégée de Capo Testa-Punta Falcone).
UNE VILLA FRAICHE ET CONFORTABLE
La villa est en bord de mer, en hauteur, et est constamment rafraîchie par la brise marine. Toutes les chambres disposent d'un ventilateur de plafond. Elle dispose de tout le confort (lave-linge, lave-vaisselle, four, congélateur, table à repasser, fer, etc..).
La maison est bordée de deux grandes terrasses en terre cuite avec vue sur la mer, jointes en L. La chambre N°1 bénéficie d'une vue sur la mer.
Le jardin, très ombragé, est planté de nombreuses essences méditerranéennes: oliviers, arbousiers, genévriers, chênes liège, etc...
Un barbecue à charbon fermé et un barbecue électrique sont disponibles dans une aire dédiée. Place de parking ombragée. Parasols mis à la disposition des locataires.
L'accès à la maison, via une route non goudronnée refaite en 2023, est protégé par deux portails, rendant la zone exclusive.
LA PROXIMITE DE PLAGES ET CRIQUES PARADISIAQUES
La plage de Rena Di Ponente, à 800 m est très appréciée pour sa pente douce, son sable très blanc et la limpidité de l'eau qui lui donne des airs de lagon exotique. Plage à recommander pour les familles avec jeunes enfants.
Une superbe crique déserte (notre coin préféré) à 200m vous permettra de vous baigner en toute tranquillité et de découvrir l'abondante faune marine de la réserve de Capo Testa.
La maison est à 1100 m de la fameuse "Valle de la Luna", l'un des endroits les plus emblématiques du nord de la Sardaigne, accessible via un sentier (20 mn de marche).
De l'autre coté de la presqu'île de Capo Testa, vous pourrez accéder à Cala Spinosa ou Zia Colomba.
En utilisant un véhicule, vous aurez accès à des dizaines de plages et de criques, très souvent superbes.
La localisation idéale de la villa au nord de l'ile permet de choisir sa plage en fonction de l'orientation du vent et de vos envies. Par exemple, lorsque le Maestrale (vent de nord-ouest) souffle, il est possible de se baigner dans les vagues ou dans une mer d'huile.

LOCATION DE BATEAU: Location de pneumatique sans permis à Conca Verde (20 mn en voiture) pour des excursions vers la réserve naturelle des îles Maddalena.

SANTA TERESA GALLURA
Santa Teresa di Gallura est à 4 km. C'est un petite ville touristique très animée l'été. On y trouve toutes les ressources d'une agglomération de cette taille: restaurants, supermarchés, bars, boites de nuit, médecin etc. Elle est doté d'un grand port touristique à partir du quel vous pourrez embarquer pour les iles Maddalena (parc naturel national) ou prendre le ferry pour Bonifacio.
UN CLIMAT DOUX ET AGRÉABLE
L'extrême nord de l'île bénéficie d'un climat frais et venté par rapport au reste de la Sardaigne, en raison de la proximité des Bouches de Bonifacio. Il y fait souvent des températures bien plus clémentes que dans le sud de la France et que dans le reste de l'Europe du Sud.
NATURE ET CALME
La villa est implantée au milieu du maquis et s'adresse principalement aux amoureux de la nature. La vie sauvage est omniprésente et vous pourrez trouver dans le jardin tortues, lapins, lièvres, perdrix, couleuvres inoffensives. Une famille d'ânes se promène en semi-liberté dans la zone (veiller à fermer les portails).
L'endroit est très calme et vous entendrez très souvent que le bruit du des vagues et des oiseaux. Cependant vous pourrez en fonction des circonstances entendre : le bruit du vent dans la structure, les animations des bars et clubs (en sourdine, uniquement en soirée lorsque le vent est d'est) situés à 2 km à l'autre bout de la baie.
FRAIS D'AGENCE
La prestation de l'agence locale (remise des clés, présentation de la maison, état des lieux, assistance, ménage de fin de séjour, un jeu de linge de maison) est à payer sur place (300 €) en plus du loyer.

Contact with the landlord was always straightforward and the support and communication on site was quick and very friendly. The house is very well equipped and we will definitely come back.

It is true that we don't advise the trip to the cove to older people, although some aged friends (75 yo) made it a week ago (they also love the place). There are some bushes, and the path is a bit rocky. But for nature lovers it is a wonderful place at 15mn walking distance from the house... and still our favorite 8 years later. It is beautiful, desert, rocks are flat so you can relax under the sun, often freshened by a soft breeze. The color of the sea is fantastic. Good shoes and trousers maybe recommended (but frankly I don't use any).
For people who prefer an easy walk, there if of course the "Rena Ponente" beach at the same walking distance, which is very nice with its amazing cristal clear water.
The surrounding landscape is wonderful. Hervé was very kind and helpful.
It is certainly among the top three best houses I have rented in 40 years of travel in Sardinia!

The region (Bocche di Bonifacio) has a very special climate due to the proximity with Corsica and a venturi effect. It is certainly the costal region with the freshier climate in Sardegna, often cooler than southern France.
The house is on high grounds over the sea and is exposed to the sea breeze. Every bedroom has a ceiling fan, and there is a spare fan if needed.
We never suffered from the heat since 2016. We even appreciated wearing a sweater in some summer evenings.
Moreover, the strong points of the house are outside : the seaview, the terrasse, the garden, the landscape... We're in and out all day long.
In this context, we don't think that air conditioned would be a good idea for efficiency and environmental reasons.
But I was reported that this month of july was especially hot, even in this area. We keep an eye on climate evolution and are ready to make any usefull adjustements for the comfort of the occupants if needed.

Following the comment from the tenant who complained about seeing wild animals near the house, we also reiterated in the announcement that this house is in a nature reserve and that the occasional presence of (harmless) wild animals is everything quite normal.
She rightly made a remark about the toilet seat email which was "chipped" and which we had planned to change. This was done immediately after.
Suite au commentaire de la locataire qui se plaignait de voir des animaux sauvages à proximité de la maison, nous avons aussi reprécisé dans l'annonce que cette maison est dans une réserve naturelle et que la présence ponctuelle d'animaux sauvages (inoffensifs) est tout à fait normale.
Elle a fait à juste titre une remarque concernant l'email de la lunette des toilettes qui était "écaillé" et que nous avions prévu de changer. Cela a été fait dans la foulée.
