Guests have unrestricted 24-hour access to your unit. Guests will receive a unique PIN for door access prior to check-in, which activates from arrival through departure date.

IDENTIFICATION
- Your booking platform does not share your personal information with your Host. Because of this, we require the responsible party who is physically staying in the home to provide a valid photo ID after booking is confirmed. We do not store or share this information and follow Federal information security guidelines. Please read the check-in form thoroughly and submit attachments accordingly. VRBO Guests: Reservations may require further guest verification to prevent credit card fraud for both you and the host!

EARLY CHECK-IN
- We will try our best but can only guarantee 4:00 PM. Please reach out on the day of arrival and we'll see what we can do!

SMOKING
- Please remember that you will be staying in a home that is 100% smoke-free, excluding any outdoor areas. Please be courteous of our home and please keep all entryways shut while smoking outdoors!

PETS
- We know how hard it is to travel with furry family members, so we try to be as accommodating as possible - we don't have weight or breed restrictions, but ask that they be house-trained, recently groomed/cleaned, and up to date on their flea and tick medicines. We treat pets like an extra guest and charge a $100 per pet / per stay fee. We ask that you crate your pets when away, keep them leashed in the common areas, and pick up after them.

SECURITY
- As our guests, your privacy is important to us. Please be aware that we have "Nest" security cameras on the exterior premises only for the purpose of protecting our home and property. However, we do not actively monitor these cameras and they are not intended to be used for surveillance of our guests. If an occasion arises where we need to review footage from the cameras, we will do so only for the specific purpose of addressing a specific issue or concern. We want you to feel comfortable and at east during your stay, and we hope this information helps to reassure you of our commitment to your privacy.
There is also a "MINUT" sound level measuring device that will automatically alert management of loud noise or music after quiet hours. The MINUT sensor not only measures noise decibels, it keeps a log of the temperature in the home allowing for better remote AC diagnosis and checks the home for mold as well.

VIDEO/PHOTO PERMITS
- Video and Photo Permits available upon request with a fee and some basic ground rules. Just ask us!

NEST THERMOSTAT
- Our homes are equipped with Nest Thermostats. Please help us keep the longevity of our HVAC system by keeping the temperature of the home between 68 – 80 degrees. If the temperature is set lower by the guest and causes the unit to freeze over or resets the device rendering it inoperable, Guests may be charged for technician/team member to come out to the home.

MAINTENANCE
- Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control treatments (pet safe, non-toxic), monthly air filter changes, lawn care, valet trash services and more! The purpose of a rental property inspection is a standard routine check made for the host to ensure the home or unit is in good condition with no damage or term violations. As long as the host provided proper notice before entry, the guest cannot refuse to the let the host enter the rental property. In emergencies, the host may enter the rental property without notice. If you have any questions or concerns prior to your stay, please don't hesitate to reach out to our team!

VALET TRASH
- Valet Trash is included during your stay. This means you might see someone from our team pulling the bins out to the curb the day prior to trash day and bring it back up to the home for your convenience! Please place all trash in appropriate marked bins!

ADDITIONAL HOUSE RULES
1. If you're coming to Tampa Bay to party, you've picked a great area to do so! Please be advised, we are NOT able to host any parties or events in or at our home! Though we're sure it won't come to it, severe complaints of unruly behavior or reports of any parties/events will, unfortunately, result in you being asked to leave without a refund. We've created this listing to bring people together, and we want you to enjoy our space for the entire length of your visit! Please share our House Rules with all guests!
2. Being a family home, we have a strict no smoking policy in the home. You are welcome to smoke outside at least 15 ft away from the home or in our designated smoking areas if one is available. If evidence of smoke/smoke smell (including but not limited to cigarettes/marijuana/cigars etc) is found in the home, guests will be financially responsible for the air remediation treatment of $250 charged by a third-party vendor.
3. Check-in is any time after 4 PM, and check-out is no later than 10 AM. Arriving slightly earlier, or want that extra hour to sleep? That may be a possibility, but please check with us first! Requesting early check-in via our guest check-in form or while booking is a request only and not a guarantee.
4. We provide valet trash services! Place all trash in the appropriately provided trash receptacles. If our Valet team must visit the property to sort and remove unauthorized debris from our recycling receptacle, you will be charged an additional $50 fee. Green bins are for recycle items only (Glass, plastic, paper) and Blue bins are for everyday items.
5. Since this is a neighborhood, please limit all sound levels between the hours of 10 PM and 8 AM and loud music, BOTH indoor and outdoor, between 7 PM and 7 AM. See rule number 1.
6. While we do a thorough professional clean between each guest stay, we kindly ask that before leaving, you wash and dry any dishes used during your stay. Please do not use the dishwasher or washing machine while you are not in the home. Flooding can occur, and you may be financially responsible for any potential damages to our rental.
7. The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins and feminine hygiene products in the trash bin we've provided in the bathroom. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damages to our rental. We simply want to ensure you have a royal flush kind of holiday.
8. We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible, which also means better chances of having your full security deposit returned too.
9. We ask that you kindly respect our maximum occupancy requirement. We understand that for a whole variety of reasons, you may want additional guests to stay in, or visit, our rental. Only guests listed on the reservation may visit the property at any time. Our check-in form or booking platform are great places to update your guest count. With an accurate guest count, we can ensure the home is fully prepared with any additional linens or towels needed for your stay!
10. What you do in your personal time is entirely up to you, but when staying at our rental, we have a strict no drug use policy. This is just the law, not so much one of our rules. If any guests are found to have illegal drugs, the reservation will be canceled and all guests will be asked to leave immediately without a refund.
11. Always check to ensure all windows and doors are locked before you leave every time.
12. By booking, you acknowledge pet(s) or service animals have stayed on the property - Many of our rentals are pet friendly but not all; therefore, pet dander may still be present even after the most thorough of cleanings. If our home is pet friendly, we'd love to host your furry friends! Our pet fee is just $100 per pet / per stay! All pet fees must be paid in full prior to checking in unless payment arrangement has been made otherwise. If pet fees are not collected, access to the home will not be granted and our cancelation policy will be upheld. Service animals may not be left inside of the home unattended as they are considered working animals and must be with the traveler at all times. Any animals left inside the home will be charged as a pet. If any pets are found in the home and the host has not been made aware prior to checking in, guests acknowledge they may be asked to vacate the home and will not be refunded any remaining nights of the stay.
13. Guests acknowledge our beds are fitted with waterproof, bedbug, and dust mite-proof protectors. They are inspected between each guest by our cleaners during each turnover. Please do not remove it.
14. Our rentals are outfitted with 'Nest' outdoor cameras or doorbells that record at all times, especially during your stay and overlook the listing's exterior only. There may also be a 'MINUT' sound level measuring devices in select properties that will automatically alert management in the event of loud music or ambient volume after quiet hours. This device measures sound in decibels only. It does not record the sounds period. Neither of these devices allows us to see, hear, or record anything inside of our rentals. It is important to note that your privacy is extremely important to us and that you ARE NOT being actively monitored. If removed from it's mounting plate or shut off, Guests will be charged for a team member to come to the home to reattach the device and turn it back on. The MINUT sensor not only measures noise decibels, it keeps a log of the temperature in the home allowing for better remote AC diagnosis and checks the home for mold as well.
15. Your booking platform does not share your personal information with your Host. Because of this, we do require the person paying for the reservation and the responsible party who is physically staying in the home to complete our guest check-in form and rental agreement. You will be required to provide a valid photo ID after the booking is confirmed. Your identification is not stored and is protected from the distribution or further use for any other purpose than identification, in accordance with Federal information security guidelines. Please be sure to read the check-in form thoroughly. If you have any questions, please don't hesitate to contact our team! We may have other options!
