・Margarita Villa A is the upper unit of a duplex villa.
・There are NO shared spaces.

Living area: setup with a sofa, chairs, small desk & chair, and HDTV. The highlight of this space is the wall of windows with wonderful view of the lake. A door opens onto the spacious lakefront deck with comfortable seating and large shade umbrella.
Kitchen: is well-equipped with items needed to create great meals. Stainless-steel appliances and helpful items like an electric griddle, blender, hand-mixer, all manner of pots, pans, and utensils help complete the setup. A variety of glassware too!
Coffee bar: Our incredible coffee bar allows you to make the perfect cup of coffee. We provide a drip brewer, a k-cup machine, French press, pour-over, and Espresso machine! Oh! Also an electric bean-grinder and electric water kettle.
Work-cation: Need to work during your vacation? No problem! Margarita Villa A has high-speed Internet from the local cable provider, with the latest mesh Wi-Fi technology. We also provide a small desk and chair.
Lakefront: Margarita Villa A opens up to the gorgeous Four Prong Lake. Relax on our spacious deck with sofa and chairs. Enjoy the Florida beach weather and the view of the lake. There is no swimming or fishing permitted in the lake.
Parking: Free for 2 vehicles in the private parking lot. Spaces are not assigned. No trailers or vehicles with more than 2 axles. Parking passes are provided in-unit and are strictly required.
Pool: just 50 steps away! Heated from Oct-Apr, (HOA may adjust dates based on weather & occupancy). It has a rinse station, restrooms, showers, and plenty of seating. No lifeguard is on duty, so swim at your own risk. Pool hours are 8am to 10pm.
Beach: We are directly across from James Lee Park beach and the famous Crab Trap Restaurant and beach bar. There is also a public bath house, restrooms, as well as a playground on the beach. Perfect for the kiddos!
Community: Our villa is in the highly sought-after community of Destiny Beach Villas, one of just 24 homes. We are so close to the beach that many guests have said getting to the beach from our villa is faster and easier than from most beachfront condos.

* We ask that guests replace what they use. Our team tries to see that these items are stocked, but it is not possible to inventory these after every stay. If we have not been alerted that something has run out, you may not find it.

A refundable security deposit of $300.00 is required by placing a hold on the credit card you provide.
— BOOKING INFO —
Once booked, we will send a confirmation message containing a link to our secure website and instructions to finalize your booking with us. If not in your Inbox within an hour, check your "junk mail" folder.
If not completed within 24 hours, your reservation may be canceled.
The Renter of record must:
・be 25+ yrs of age;
・enter a credit card for the security deposit;
・be present during entire stay (no third-party bookings);
・upload a valid government-issued ID;
・sign our rental agreement and any addendums; and,
・provide the names & ages of your entire party.
If all steps are completed, we will provide the check-in information 2 days prior to arrival. It will be in the ARRIVAL section of the digital guidebook.
Our pricing is updated frequently based on occupancy, demand, and other factors. Prices are not locked in until the property is actually reserved.
Our focus is on the proper preparation of the home between guests. We cannot accommodate luggage drop-off, early arrivals, or late checkouts.
⏤ CANCELLATIONS ⏤
Our cancellation policy is detailed here in the listing, please be sure to understand it. We can't be responsible for any cancellations outside of our policy - that is what Travel Insurance is for.

⏤ TRAVEL INSURANCE ⏤
We *STRONGLY* recommend Travel Insurance for your trip, especially if you are concerned about cancellation due to health, government policies, weather, or other reasons. You can buy coverage during booking, or there are many sources available on the Internet. We are not a party to the transaction nor the policy. We cannot be your travel insurance and will follow the cancellation policy.
— ACCIDENTAL DAMAGE COVERAGE —
Accidents happen. That's life. We cover your stay for accidental damage up to $500 at no extra cost.
This is "no-hassle coverage" that protects against damage such as broken dishes, damaged furniture or fixtures, ow other incidents. Guests must report the damage *during* the stay to be eligible. So easy!
Damage discovered after departure, is not accidental, caused by a pet, or deemed not covered by the insurance carrier is not eligible and will be charged to the security deposit or card on file.
This coverage does not include bedding and linens, intentional damage, missing items, unreported damage, or costs for shipping, rush fees, additional cleaning, or off-hours labor costs. In the event these are necessary, the costs will be taken from the security deposit first, then the card on file if the security deposit is insufficient to cover it all.
Coverage also does not include "wetting" the bed. Should this occur, it will result in forfeiture of the security deposit.
⏤ DIGITAL GUIDEBOOK ⏤
After the signing is done, we will send a link to your personalized version of our digital guidebook for the home. We are constantly updating/adding information and there is no app to download, no account to create.
It will have info you need, including: door code, directions, property info, Wi-Fi how-to, local restaurants, activities, and more. We encourage you to share it with all the members of your party.
— TOP RULES —
We have been hosts for many years, have 1000+ 5-star reviews, and many repeat guests. There are rules that, if broken, may result in financial penalties and/or immediate termination of access to the property with no refund and forfeiture of the deposit. These are:
・Unless the listing is specifically described as pet-friendly, animals/pets are prohibited. Remediation costs start at $525 and will be charged to guest, as well as any revenues lost as a result.
・Events/parties are not permitted.
・No smoking or vaping is allowed. Remediation fees will be charged and start at $725 to cover ozone treatments. Butts and smoking discards on the ground will incur additional costs for cleanup.
・Do not exceed the number of people on the booking.
・Only listed guests may access the property.
・Drugs or illegal activities are not welcome and will be reported.
・No Third-party bookings.
・No glass near hot tubs or pools.
・Quiet time is officially 10pm-8am and set by local authorities.
・GLITTER is not permitted. Any violations will result in significant additional cleaning costs and possible loss of rental income.
・Use of DYE (hair, clothing, shoe, etc al) is not allowed as it often causes damage to bedding, towels, furniture, flooring, fixtures, and bathrooms. Violators will be responsible for any and all costs, and any revenue losses, that result.
We use noise monitoring devices that measure noise levels w/out recording audio. If volume exceeds certain levels, you will be notified about it. Should it continue at unacceptable levels, you will be asked to vacate. We respect the community and our neighbors. We cannot put our rental license at risk with the local authorities.
There are actively recording external video cameras, some with audio, covering exterior portions of the grounds. There are absolutely *NO* interior views, nor any views of pool/hot tub areas.
Remember, you are staying in our home. Please respect it.
