Quiet area, shops within walking distance (bakeries and supermarkets), and hypermarkets near by car, beautiful view (it should however cut a few branches of the pine to clear the view of Saint-Malo intramural and the port), beautiful sunrises sun and good walks quite accessible (many places to discover in Dinard).
